Modernization / Construction Superintendent

MODERNIZATION & NEW INSATALLATION SUPERINTENDENT

JOB SUMMARY

Manage all modernization and construction operations processes, employees, and projects. This position exercises discretion and independent judgement with respect to matters of significance.

ESSENTIAL DUTIES

  • Supervise modernization & new installation field employees by providing on-site direction and training and communication.
  • Monitor installation status against milestones developed to achieve project schedule durations, take action as needed to recover if installation progress is falling behind.
  • Administer company policies, procedures, and objectives.
  • Administer company safety program, including performing safety audits when necessary and stressing the importance of safety to all employees.
  • Plan, direct, and prioritize elevator installations and manpower needs; utilize project management software and other scheduling tools.
  • Verify actual job status from site surveys against accounting tools/system to identify risk and opportunity, including properly reporting fade issues prior to revenue.
  • Manage risks onsite and propose potential solutions prior to them becoming issues.
  • Manage subcontractor schedule and performance on turn-key projects.
  • Develop and maintain strong working relationships with owners, contractors, elevator consultants, and architects.
  • Identify, review, and sign off on change orders, purchase orders, elevator turnover authorizations, accounts receivable, write-offs, credits, and other necessary approvals.
  • Maintain up-to-date knowledge of all federal, state, and local elevator industry code requirements.
  • Maintain strong familiarity of company standard operating procedures and products by attending company training classes and reviewing factory equipment updates and supplier goods; interface with corporate departments, including the factory, coordination, and labor, and consults with management.
  • Mediate and resolve complaints and problems of external and internal customers, including meeting with local business agents to resolve issues involving union employees.
  • Determine what materials need to be ordered for the job from start to completion, and coordinate and arrange for sub-contracting portions of installations.
  • Make site visits as needed to manage safety, site activities, and progress of employees and customers, document findings via pictures and email.
  • Set up the customer for success by performing and scheduling pre-mobilization site surveys to walk through checklist items with them.
  • Recruit mechanics and helpers and manage manpower based on booked and upcoming projects.

This role manages subordinate supervisor(s) who supervise employee(s) and is responsible for the overall direction, coordination and evaluation of these units. The individual also directly supervises nonsupervisory employees and carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include interviewing, hiring and training employees; planning, assigning and directing work; appraising performance; rewarding and disciplining employees; and addressing complaints and resolving problems. All hiring, coaching, performance management and terminations are to be in coordination with HR support and approval.

JOB QUALIFICATIONS AND REQUIREMENTS

  • Education: Bachelors Degree in related
  • Experience: Minimum 3 years in related
  • Requires a valid driver’s license and a satisfactory Motor Vehicle Report.
  • Local Travel Expectations: 25%

WORK ENVIRONMENT AND EXPECTATIONS

  • Job duties are performed mainly within an established office environment under normal lighting and climate-controlled tolerances. The noise level in the work environment is usually low to moderate.
  • When the employee has cause to visit a work site, job duties may be performed in machine rooms, hoistways, or on/around escalators and the employee may be regularly exposed to wet and/or humid conditions; moving mechanical parts; high, precarious places and outdoor weather conditions. The noise in the work environment is often loud, and proper PPE is to be used.
  • Requires a consistent physical presence at the branch office to oversee shared services functions and employees, normally achieved by working standard business hours. Certain positions will require a flexibility of working hours to meet the demands of the job and the direction of the manager.

PHYSICAL REQUIREMENTS

  • Prolonged periods of standing and walking.

  • Must be able to lift up to 50 pounds at times.

PAY TRANSPARENCY INFORMATION

The 2025 base pay scale for this position and career level is bolded below:

Level I: $68,328 - $93,555

Level II: $86,959 - $116,843

Level III: $102,251 - $134,880

This base pay range represents the anticipated low and high range of wages for this position. Actual salaries will vary and will be based on various factors, such as candidate's location, qualifications, skills, competencies, and proficiency for the role.

In addition to base pay, full-time employees are eligible for insurance (medical, dental, vision, life, short-term disability, and long-term disability) and a 401(k) plan, all subject to the terms and conditions of those plans, which may change from time to time. Employees are also eligible for certain paid-time off benefits pursuant to our policies (which may change from time to time) and applicable laws.
